Los registradores españoles están plenamente comprometidos con la sostenibilidad y el medioambiente. Los registros de la propiedad, mercantiles y de bienes muebles suponen un soporte estructural insustituible para su protección.
El conocimiento por los ciudadanos y la Administración de la información medioambiental asociada al territorio (calificación urbanística, medioambiental o administrativa), fortalece su defensa, y permite al registrador colaborar activamente en su protección.

Las costas. El registrador examina la línea de dominio marítimo terrestre que define el dominio público y las servidumbres de protección, impidiendo, según el caso, la inscripción de inmuebles o la ampliación de su volumen edificable.
The Coastal Domain. The Registrar assesses the boundaries of the Coastal Public Domain as well as any Protection Easements, preventing, in its case, the registration of Properties or the extension of their building volume when that may impact such Public Domain.
Los suelos quemados. El Registro de la Propiedad debe de informar sobre esta circunstancia, con la consiguiente obligación de destinar a uso forestal la superficie quemada durante al menos 30 años.
Burnt Grounds: The Land Registry must disclose information about the previous occurrence of fires on forest grounds, publicizing the subsequent obligation to maintain its forestry use for no less than 30 years.
La huella de carbono. El ciudadano podrá hacer constar en su inmueble el cálculo de su huella de carbono, con el fin de dar visibilidad a su compromiso con la reducción de la misma.
Carbon Footprint. Citizens will be able to attach information regaring the carbon footprint of their property, to visibilize their commitment to sustainability.
El certificado de eficiencia energética. Se hace constar la calificación energética del inmueble, en el libro del edificio depositado en el Registro de la Propiedad, y en todas las transmisiones de las viviendas.
Certificate of Energy Efficiency. By disclosing the Energy Consumption Rating of Inmovables, contained in the “Building Book” deposited at the Land Registry, and also in every subsequent conveyance of a property.
Los suelos contaminados. La constancia registral de un suelo como contaminado permite al registrador apreciar “la suspensión de la ejecutividad de los derechos de edificación y otros aprovechamientos del suelo en el caso de resultar incompatibles con las medidas de limpieza y recuperación del terreno que se establezcan, hasta que éstas se lleven a cabo o se declare el suelo como no contaminado”.
Contaminated soils. The disclosure, by means of the Land Registry of a certain piece of Land as being “contaminated” or “tainted”, allows the Registrar to suspend the effectivenes of rights such as the right to construct or utilize land in other manners, if those uses are incompatible with the measures put in place to ensure its cleansing and recovery, until such measures are carried out to their completion or the Land is subsenquently declared as Non-contaminated.
Los espacios naturales protegidos. La información perimetral referida a espacios naturales protegidos, Red Natura 2000, los montes de utilidad pública y los dominios públicos de las vías pecuarias y zonas incluidas en el Inventario Español de Zonas Húmedas, integradas en el Inventario Español del Patrimonio Natural y de la Biodiversidad, quedará siempre incorporada al sistema de información geográfica de la finca registral, con arreglo a lo dispuesto en la legislación hipotecaria.
Protected Natural Areas. The perimetral delimitation of protected natural areas, Red Natura 2000, forests of public utility and the public domain of Cattle Routes and other areas within the Spanish Inventory of Wetlands, part of the Spanish Inventory of Natural Estate and Biodiversity, will be incorporated to the geographical information system used to manage registered properties, according to what is stated in the Mortgage Act and other concordant provisions.
En el Registro Mercantil se deposita, junto a las cuentas anuales, el informe medioambiental de las empresas. Este documento permite no sólo a la Administración controlar el cumplimiento por parte de las empresas de la normativa medioambiental, sino también a los ciudadanos y potenciales consumidores exigirles la adopción de aquellas medidas medioambientales que no hayan implementado así como conocer la inversión que realizan en proteger o mejorar el medioambiente.
The Business Register takes deposit of the Companies’ Annual Accounts, including their “Environmental Report”. This document allows not only Administrations to control the compliance by the Companies of Environmental Legislation, but also enables Citizens and consumers to demand the adoption of expected environmental protection measures, as well as acknowledging the investments and efforts made for the protection or amelioration of the Environment.
